On average, 85% of the total time invested in a 203k project is spent writing the reports or putting together the draw inspection paperwork. By paying us just a fraction of that amount, you save a ton of time which allows you to bring in more business - meaning more money in your pocket. Trust us, once you get a reputation for being the "go to" company for 203k projects,
you'll be happy to hand over the paperwork to us.

Included in the WWU Packet: Cover Sheet, Property Information, Specification of Repairs, Allowable Fee Agreement, Limitation of Liability, HOCA, Notice to Contractor (203k only), Initial Draw Form, Identity of Interest (HUD C & Borrower), Permit Certification, Bid on Repairs, Invoice.

We encourage all of our consultants to get a signed Consultant Agreement on file before going to a property for a
Feasibility Study. If you don’t have a Consultant Agreement to use, we can assist you with that.
We also strongly suggest collecting all fees upfront from the Borrower before releasing any paperwork.

Draw Request

$100.00 per draw - $25 per change order

Signatures are gathered using DocuSign and sent directly to the lender once the paperwork is complete.

Feasibility Study

Feasibility Reports are billed at $50/hour.

The Feasibility Study and a matching Bid on Repairs (with or without pricing) will be sent to the the HUD Consultant once completed.


SOFTWARE

We use the premium 203k software RLS (Renovation Lending Software) exclusively.
Each project is $25/per project (for the life of that project file) if billed through Back Office 203k.
You can choose to be charged directly by RLS with your own credit card on file (cost savings of $5/per project).
If you do not have an account with RLS yet, we will get that set up for you.
If you do have an account, we will use your current login information to generate your 203k documents.

For gathering signatures, we use DocuSign - which is free for you to use for signing documents.
We can help you set up your DocuSign account if you aren’t already signed up.

All of the HUD C files are housed on Dropbox (at no cost to the consultant).
We provide the link to your folder where you can view and download your stored files anytime - 24/7/365.
